Ninety-Six New Affordable Housing Apartments in the Clinton District of Manhattan

Clinton Parkview Apartments is an affordable housing development project in the Clinton District (Hell’s Kitchen) of Manhattan. The 11-story, 96-unit building is a mixture of one and two bedroom units located directly across from DeWitt Clinton Park. The design was reviewed under ULURP’s strict design guidelines with respect to the surrounding community because the property was rezoned from industrial to residential use. A series of setbacks at the top of the building was achieved by integrating steel beams with the typical masonry bearing wall construction. Glazed brick created accent colors at the street level building façade and continued upwards at the corner facing DeWitt Clinton Park. Additionally, the building included nearly 4,000 square feet of ground floor retail space.

This building is unprecedented for a development located in Mid-Manhattan and provides for an affordable housing component significantly greater than in a traditional “80/20” program, in which only 20% of the units are made available for occupancy by low-income households.
