Markus Gardens Apartment building provides apartments with enhanced supportive services to promote positive development and transition to independence. Functional studio and two-bedroom apartments and communal spaces were designed for comfort while reducing the projected energy cost by more than 20% under NYSERDA’s Multifamily Building Performance Program. Located in the recently rezoned neighborhood of Jamaica, New York the seven-story plus cellar building occupies what were three separate lots, now combined into one. Containing two separately functioning programs, an adult program and a young-adult program, the design features two separate entrances and rear yards, landscaping, fully ADA compliant features, and recreation rooms with warming kitchens. The adult program consists of sixty studio apartments containing private bathrooms and kitchenettes. The Young Adult Program includes eight two-bedroom apartments containing shared bathrooms and kitchenettes. The project was funded by the New York State Office of Mental Health (OMH) and tax credit financing. At completion the project achieved the goals set forth by the energy reduction model, rewarding our client with a grant of approximately $125,000 by NYSERDA.
