New Life for An Old Tenement Building

CARE’s Apartment Building at 350 West 49th Street was originally constructed prior to 1903 and therefore designated New York City Old-Law Tenement Building.  As part of an agreement between the developer and the City Planning Commission the building was scheduled for renovation however there was a delay due to a hold-out tenant. Finally, in the early 1990’s Ting + Li Architects was awarded the project feasibility study. The scope of work includes complete demolition and design of all components except for the exterior masonry walls, roof replacement, new mechanical/electrical /plumbing systems, bathroom design, kitchen design, and window replacement. Due to the quality of TLA’s feasibility study CARE also awarded construction administration service as part of our services. As a result, and despite complex tenant issues, the project was completed on-time with less than 4% cost change to the original design.
